Back in May, the DiamondHead Resort team submitted plans to add 57 rooms to the 121 they now have. On September 8th, the Local Planning Agency will decide whether or not to recommend the Town Council approve or deny the project.
The proposed expansion includes an extension to the existing building and a new building. The Neighborhood Company is representing the resort.
The extension will be an add-on to the current portion of the existing building, on the Surf Song side of Estero Boulevard. That extension would have 33 rooms, 13 floors (12 above parking), and go up a total of 127 feet from grade, the same height as the existing building.
A new stand alone building, closer to the Gulf, would have another 24 rooms, 10 floors (9 above parking), and go up a total of approximately 117 feet from grade. In addition to the height request for both structures, DiamondHead will be asking the town to approve the additional 24 units, above the 154 they were granted by Lee County. It will consist of eight floors of resort guest units (24) above ground/first floor parking and a second floor recreation/amenity area for guests.

As a current owner, I am against a new building on the gulf side of the pool.
As a current owner, I am not thrilled with the proposed placement of the new construction, but looking forward to having an “adults only” since we are there during spring break. We get a very affordable vacation in an area many want to come to that time of year. Hotel guests keep our annual costs down, so it it both good and bad.
Not quite sure why they need that stand alone building that will block timeshare owner views and Surf Song views. Just give them the addition to the existing building that keeps them at their originally approved room count!!!
I have a feeling that is the actual plan. By asking for the new building, they can say they’re compromising and the City can look tough. It’s still going to be extremely disruptive during construction.
How ironic. The Town was created because voters were angry with Lee County for approving the original Diamond Head. They didn’t want any more high-rise, high-density development. They created a Comprehensive Plan to stop it. 30 years and millions in wasted tax dollars later, our leaders have changed their minds. Let’s go back to Lee County, if they will have us. How do we get this on the ballot?

If they’re going to do this (which as an owner I’m against, or at least I think I am, as they have not really shared anything w owners beyond what’s been public) at least offer owners to exchange their suites for oceanfront suites in the new tower. One board member told me we would not lose the views we paid for. I don’t see how that’s possible, but they have not shared their supposed “study” of how views and sun exposure would be affected. Which seems telling.?

DH no longer helps timeshare owners rent their weeks out. If there is such a demand for more rooms, why not? They CHARGE timeshare owners to get out rather than buy back weeks even at a below market value. Noise will be horrendous. Very sorry for condo owners who will lose their views and have to deal with construction.
This total plan is horrible.Its bad for the neighbors and for all of there time share owners.

Per DH, we can list them on Redweek, and if we find a buyer, DH has to approve of the sale. Other option is to pay DH 2k to take it off our hands. I just looked, and 11 timeshares are up for sale currently (I may pay the Redweek fees and put mine up as well; I’m sure we’ll all be undercutting prices quickly). When we bought, they said they would rent our week for us if we didn’t want to use it (they kept about 40%). They decided to stop that program, and instead we have to find renters ourselves. If they really need more hotel rooms, not sure why they don’t reinstate this program.
When is the overbuilding on this tiny island going to stop. Way too crowded now.
