Persaud Unveils Building For New Sunset Grill

Terry Persaud has unveiled his Times Square Sunset Grill Building. Persaud lost his restaurant in Hurricane Ian. He’s been operating his public parking lot since the storm and has presented several plans to rebuild.

Persaud’s latest building is 3 stories with parking and a pool bar on the ground floor, 6 hotel rooms on the 2nd floor with a restaurant, and the third floor has office units to rent and a roof top bar and deck. Everything in this current proposal Persaud can build back by right. He does not need LPA or Town Council approval. He’s currently going through the permitting process.

Will Persaud be able to build a pool bar on the ground floor in the velocity zone is a lingering question.

A few years ago, Persaud and several other Times Square property owners presented plans for new buildings across the entire property. That idea quickly fell apart when it was clear the property owners were not going to work together to get their buildings built cohesively.

Earlier this year, Persaud pitched the LPA a 50-room hotel in this current spot which they unanimously rejected. Persaud shaved 20 rooms off that idea, bypassed the LPA vote, and took his somewhat revised plan directly to the Town Council. He pulled the project when he saw the Town Council was about to press the deny button.
