At 9AM Mark Wilson and the London Bay team will present their proposal to build on the old Outrigger property to the Local Planning Agency. It’s one of the biggest project ever to be proposed post incorporation.
The proposal is for a total of 196 units (150 hotel/condominium and 46 multifamily) and 46,000 square feet of commercial use (private 26,000 SF and public 20,000 SF), and 340 parking spaces. The maximum proposed height is 195 feet as measured by the Florida Department of Environmental Protection Lowest Horizontal Structural Member and 15 stories (with parking and mechanical on the first two floors).
The proposed development includes five buildings that range from 15 stories (including 2 stories of parking) to a residential condo and hotel/condominium ranging from 12 stories (with rooftop restaurant), 11, 9 and 3 stories, all including parking. The site plan also includes private club restaurants, a private beach club, an amenity area, and an open deck area.
London Bay will ask the LPA for 12 deviations from the town’s Land Development Code. Town staff says the proposal does not meet the criteria of the LDC and attached 25 conditions to the proposal if the LPA considers approving.
The London Bay application includes a small-scale Comprehensive Plan text amendment that would create the Outrigger Resort Mixed Use category and a Future Land Use Map amendment from the Medium Residential of the 2045 Comprehensive Plan to the Outrigger Resort Mixed Use category and a Special Exception to allow accessory use and consumption on premises seaward of the Lee County 1978 Coastal Construction Control Line (CCCL) with the previously mentioned chickee hut beach bar. This structure is proposed to be placed in the same location as a resort structure lost to the hurricanes.
The LPA meeting is expected to be an all-day marathon meeting, well attended by residents who are in favor of the project or in favor of not deviating from the Land Development Code.

We need to solve infrastructure problem first there’s no way you can have that many cars added to the road or water or sewer how are these people getting there. How are we fighting a fire there it can’t be higher than margaritaville
Come on, give us all a break. Is this a joke? 4 stories tall is allowed.
At the end of the street (Albatross Street) where we owned a home since 1982 in the Fairview Isles subdivision there are three very tall condo buildings. GullWing, Point Estero & Island Winds. None of them seemed cumbersome, obtrusive or ‘too tall’ whatsoever. Never in those 43 years were we inconvenienced by gridlock or traffic either entering or leaving their properties. Not once. I never heard anyone from our neighborhood complain about them either. Ever. All three were good neighbors. The tall condo buildings were much preferred over generic, lower height, sprawling concrete eyesores that they could have built.
Having said that, those 3 condos have a comparatively smaller footprint than what is proposed for the Outrigger property, which is substantially wider and more massive than any of the three taller, more narrow condo buildings.
All that I heard in his one and half hour presentation – is that the reason this is good is that the south end needs a restaurant in 2031(at the earliest). If we have to wait until 2031 for a restaurant at the south end we wouldn’t need a restaurant by that time. I would hope by 2031 new restaurants will be available, and who would even notice the Outrigger. I thought Mark was so negative about the island, like he is going to be our next savior. Don’t think I need another savior, I already have one.
Because private beach clubs and private club restaurants truly captures the essence of FMB. You know the vibe will be fully back when you’re told, “You can’t be here.”
Ed your show with Mark yesterday was appreciated. It will go down as one of your top 10 biggest softball interviews of all time. I think your toughest question is what is plan for old Charlie Boathouse project (ha ha ha).
